Tirana or the Riviera? Two different rental machines

Investors often ask us which Albanian market is “best”. That is the wrong question. Tirana and the Riviera are two different machines — they produce income in different months, from different tenants, with different risks. The right question is which machine matches your mandate.

Tirana: a twelve-month tenancy market

The capital's rental demand is structural: a growing professional class, international organisations, embassies, and companies staffing regional offices. Good apartments in the right districts let on twelve-month contracts, and the income line looks like a northern European one — steady, unglamorous, predictable. Vacancy risk is concentrated in overpriced or poorly managed stock, not in the market itself.

For an investor who wants to read a bank statement rather than a booking calendar, Tirana is usually the answer.

The Riviera: a season-length business

On the coast — Sarandë, Vlorë, Himarë, Dhërmi — the economics are driven by how many weeks the season actually runs and at what nightly rate. A well-positioned waterfront apartment can earn the majority of its year between June and September. That means the asset has to be specified, furnished and managed for short lets, and the underwriting has to be honest about winter.

The upside is that peak-season rates on the Albanian coast remain priced below comparable Greek and Croatian shoreline, while tourist arrivals have grown year after year. The risk is concentration: four months carry the year.

How we underwrite each

For Tirana we model conservative occupancy against signed comparable leases. For the coast we model the season week by week, with a downside case that assumes a short, weak summer. Both approaches are shown line by line in our worked investment case — we would rather lose a mandate to an honest model than win one with a brochure number.
