Why we exist
Foreign investors can already reach Albanian property through developers, local agents and international franchises. The harder part is converting an opportunity into an investment decision that can be understood, challenged and managed.
Today the investor stitches together the selling agent, developer, lawyer, notary, tax adviser and property manager — while projections stop at gross yield, never bridging to net return.
We replace that with one accountable process: local execution combined with finance-grade analysis. What is being bought, why it may be attractive, what could go wrong, what it costs to own, and who manages it after completion.
The Process
Budget, horizon, target return, risk tolerance, location preference and rental strategy — defined before a single property is shown.
We source through developers, owners and brokers, but only advance opportunities that fit the mandate.
The complete investment case: total cost, rental income, operating expenses, tax, net yield, sensitivities and IRR.
Independent legal, cadastral, permit, contract and developer review — coordinated by us, opined on by qualified professionals.
Approve, conditionally approve or reject. Commercial commission never determines approval.
Negotiation, reservation, payment milestones, notarial closing and handover.
Furnish, launch, let, maintain and report on the property throughout ownership.
Forecast compared with actual performance, supporting repeat investment or resale when appropriate.
The Investment Standard
Ownership, title, cadastral position, access, permits and material encumbrances must be sufficiently clear.
The developer or seller must have an acceptable track record, funding profile and reputation.
Purchase price supported by relevant comparable evidence — not asking prices.
The investment must work after realistic vacancy, management, maintenance, service charges and tax.
The investor should understand what happens if rent, occupancy or exit pricing is weaker than expected.
A credible plan for furnishing, letting, maintenance and local issue resolution must exist.
Any investor fee, developer commission or related-party remuneration is disclosed.
A higher commission never turns a weak investment into an approved property.

How we are paid
Strategy and investment analysis, acquisition support, optional setup and furnishing, and ongoing property management.
Sales and distribution commission on completed transactions and, where appropriate, a retainer for structured international sales support.
Commercial incentives must be visible. You know before you commit to a property whether we receive a commission from the developer or seller.
