The Llogara Tunnel: already working
The tunnel beneath the Llogara Pass opened in July 2024, replacing one of Europe's most beautiful — and slowest — mountain roads with a drive of minutes. The practical effect is that the southern Riviera, from Dhërmi downward, moved materially closer to Vlorë and to Tirana. Locations that were “end of the road” a few summers ago are now a comfortable transfer.
We saw the effect first in rental season length on our managed stock below the pass: stronger shoulder-season bookings, not just higher peak rates. Accessibility extends seasons; it does not merely raise prices.
Vlorë International Airport: priced on hope, delivered on schedule risk
The new airport south of Vlorë is under construction and, once operational, would give the Riviera its own international gateway — removing the Tirana transfer entirely for coastal visitors. Timelines on projects of this scale have shifted before, in Albania and everywhere else, so we underwrite today's assets on today's infrastructure and treat the airport as upside, never as the case.

Buy the asset that works without the catalyst. If the tunnel effect, the airport and the marina pipeline all deliver, the position improves. If they slip, the property should still carry itself on current demand. That discipline — not the headline — is what an investment case is for.
