Albania is attracting more attention from international property investors, but the strongest decisions are built on disciplined analysis rather than momentum. This guide focuses on one practical part of the investment process and the questions NordAlp believes should be answered before capital is committed.

Tirana: year-round demand and a broader exit market

Tirana generally offers an urban rental thesis. Investors can target local professionals, international employees, corporate tenants, students or short-stay visitors depending on location. The appeal is less concentrated in one tourism season, and the resale audience may include owner-occupiers as well as investors.

The trade-off is that strong urban demand can already be reflected in entry prices. The investor needs to compare rent with acquisition value and competing new supply.

Vlore: a hybrid urban-coastal profile

Vlore can combine tourism with the characteristics of a functioning city. That can support a hybrid strategy where the unit serves short stays in stronger tourism months and longer stays outside peak periods. Access, waterfront positioning, parking and nearby development are particularly important.

The operating model should be realistic about how easily the property can switch between tenant types. Hybrid strategies require more coordination than a stable long-term tenancy.

Sarande: more tourism intensity, more seasonality

Sarande can offer high tourism visibility and strong peak-season demand. That makes unit selection, management quality and monthly underwriting critical. Investors should pay close attention to access, gradient, parking, view protection and the surrounding development pipeline.

A Sarande unit may suit an investor comfortable with operating variability and a lifestyle component, while a Tirana asset may better suit an investor prioritising stable year-round occupancy.

Compare objectives before comparing yields

NordAlp prefers to compare cities using the same framework: total cash invested, expected net

annual income, operating effort, downside volatility, liquidity and exit buyer. A higher gross yield can be less attractive if it requires more capex, management and seasonal risk.

The correct choice is the one that fits the investor's return objective and risk tolerance, not the destination with the strongest marketing narrative.
