Albania is attracting more attention from international property investors, but the strongest decisions are built on disciplined analysis rather than momentum. Coastal returns depend on physical resilience

Coastal property is exposed to conditions that urban underwriting can understate: salt, humidity, wind, intense sun, heavy rainfall, erosion and drainage pressure. The investment decision should therefore include building-envelope quality, waterproofing, corrosion protection, drainage, access and the maintenance capacity of the common areas.

A unit can have a strong view and still be a weak investment if the building accumulates expensive physical problems.

Climate-informed urban investment is increasing

World Bank programs in Albania are supporting climate-responsive urban and tourism infrastructure, including in southern destinations. That reflects the need to combine tourism growth with resilient public space and infrastructure. Property investors should apply the same principle at asset level.

The key question is not whether a location faces climate risk - every location does - but whether the building and surrounding infrastructure are designed and maintained for the conditions they face.

Energy performance affects operating cost and comfort

Albania is continuing to align building and energy-efficiency policy with European frameworks. Better insulation, glazing, shading, ventilation and efficient heating and cooling can reduce operating costs and improve guest or tenant comfort. In rental property, comfort problems often become review problems.

Investors should therefore ask for energy-performance information, equipment specifications and realistic utility assumptions rather than treating them as secondary technical details.

Resilience can protect exit value

As the market matures, buyers may become more sensitive to building quality, energy performance and long-term maintenance. A well-designed asset can therefore have a stronger resale story even if the initial purchase price is higher.
